The National Association of REALTORS® offers several designations. These designations come with different criteria. The ALC® Accredited Land Consultant® is received by taking several land courses with exams and then taking a final exam when all of the courses are complete. Added to that, you have to have sold $10M in land sales. In Virginia we have between 20 to 25 people who have received their ALC® designation. Virginia also has 30,000 members.
Development starts with land. Families wanting to build their dream house may want an expert to evaluate locations because the purchaser wants the most qualified agent working for them and not the seller. A commercial client may need information on traffic reports, zoning, up to date location trends, or how to market their property to sell. Farmers may want to speak about how to plan for their children and grandchildren with land that was their parent’s and grand-parent’s.
Subdivisions are required to have percolation tests done for lot approval. After the subdivision is approved these percolation tests are good for only three years. It is always good to check the dates.
